Real Estate 10.0 With LeRoy Houser- Lynchburg Assn. of Realtors

The Lynchburg Association of Realtors monthly meeting was well attended today as Mr. LeRoy Houser, a CRS Senior Instructor, presented "Real Estate 10.0" a course he wrote and developed.  I've taken several of Mr. Housers' courses before and he's one of the most informative and interesting speakers I've heard. In this course he presented statistics that every Realtor (R) should know regarding the current buyer's market. Especially interesting were "The 2008 National Association of Realtors (R) Profile of Home Buyers and Sellers" that can be found on realtor.org.

In 2008, 91% of home buyers under the age of 44 searched the internet for their new home. One of the most important areas LeRoy addressed was social media networking and that you must have a blog! A show of hands revealed very few agents in a room of 200 were actually networking online. He talked about Activerain, Twitter, Facebook and LinkedIn as networks Realtors (R) must be a part of to find buyers and sellers in todays market. Some of the other topics he addressed were:

  • 15 Ideas for Every Realtor
  • Using Your Database to Make More Money
  • Pricing Strategies for a Buyer's Market
  • The Components of an Awesome Presentation
  • How to Make Money in a Buyer's Market
  • How to SELL Unsold Inventory

Mr. Houser listed Activerain as one of the websites Realtors should be using. He also put Activerain as one of his FOUR COOL PLACES TO VISIT.

I will receive 6 hours of CE for attending today's class, but more importantly, I left feeling energized and ready to apply many of the ideas Mr. Houser spoke about. I have a rather fundamental question right here.  There are major pockets of "old fashioned" agents and brokers that "don't WANT to learn" about the internet.  They can barely get past email.  Given that GenX/Y generations are the prime buyers at the moment - should these people even be LISTING homes?   How on earth can they competently market a home when they are missing the mark with 91% of homebuyers that currently dominate the market.   May sound harsh, but its a real issue for sellers.  If their home won't be marketed well on the web - will that impact DOM as well as final sales price.

I agree Ruthmarie, times have changed, the market has changed. Buyers have access to much of the same information Realtors(R) do and they are doing their homework. It's nothing to receive a text or facebook message regarding a listing; buyers aren't waiting around for an old-fashioned phone call. We have to keep up and change with the times.
